I had an interesting showing on my own home last week and finally decided I'd share it.

It's a good reminder that as agent, we ARE responsible for our clients, and their children, and even their dogs, should they bring them along.  :(

So, being a bit over-detailed in nature, I had my home READY for this showing.  I'd run the dustmop, arranged everything just so "artistically" (my husband laughs and says, "Will that really make or break a deal?" when I move a vase for the third time).

Perhaps not, but first impressions are important.

I'll digress a moment.  I took a buyer out to see two homes yesterday, almost identical floorplans, $15K difference.  Guess which one she's making the offer on...the more expensive one that smelled good (her words) and looked clean and inviting with window shades open, lights on.

So, back to first impressions.  I was aware of where everything was placed, and how everything looked as I left.

It was interesting to come home to finding my personal belongings moved.  Not once, not twice, but three times - and it wasn't so they could peer into a cabinet or a closet, which is totally understandable.  They MOVED my STUFF!  And...they dropped pistachio shell casings on my spotless floor.  At first I thought perhaps it had come out from some obscure corner, but after finding several items moved in the home  (yup, they obviously tried on my cheese head) I went back and checked the garbage.  Sure enough - some shells made it into the garbage.

So back to my opening.  As agents, I believe we are responsible for our clients and their kids and their dogs or whatever.  We are to leave a home how we found it.  We are to touch the home, (open closets and cupboards) but not the personal property.  Yes, we tell our listing clients NOT to leave out valuables, but moving around furniture, playing with sports items and collectibles, arranging things in a closet, helping themselves to food -- well there's a limit I believe.

I'll be watching my clients closely, and making sure they know the do's and don'ts of viewing homes even more carefully here on out.
