"I'm Just Not Feeling It"

I've been working with an out of state buyer for a year - she's hoping to find a horse property, with facilities, as close to her family as possible.  I go to each property of interest and send copious small videos with narration, and then we talk when complete.  It works with her schedule.

Throughout the year her criteria has changed, and I get it.  Some times you don't realize what you need or what's important until you've looked under a few rocks, so to speak.

At first thought, you may think...working for a YEAR...but one must consider our Tucson Area inventory.

Days on the market are less than a month, and niche properties, such as a horse ranch property, WITH actual facilities, can be tricky.

And then, there's the multiple offers.  My client and I have come in second for more offers than I care to mention.  We understand the importance of being first, personal letters seem to work, a clean offer with few concessions, escalation clauses, and all of that.  Believe me, we've tried it.  But when your client is financing half the transaction, CASH almost always wins out.

So, what's my point in blogging today?

Well, I mentioned that my client is out of state.  So that means her relatives often come to view a property with me.  

The last property I sent her, her mother wasn't "feeling the property" after seeing the photos.  This was the first interesting and appealing ranch that had popped up in the last month.


As an experienced agent, my job is to guide a client through understanding certain aspects.  Not all photos are professional, or well taken. Not all MLS sheets are completely accurate.  Seeing a home online is not the same as in person:  Paint, carpet, and so much more can be changed.

As family members to those searching for Tucson Homes for Sale, or Tucson Horse Ranches and Properties for sale need to keep in mind...condition, care, location, pricing, updates....THOSE are things we need to convey to those we are representing.  NOT feelings, personal taste, or emotional woo woo.

I get that a new home purchase is emotional, but the emotions belong to the buyer, not the buyer's relatives.


Too many cooks can spoil the stew...or however the saying goes.
