Looking at Gladden Farms overall, I believe it is an improving market:

Looking at the Gladden Farms Homes for Sale statistics very early this morning, I see that there are currently:

  • 28 active listings
  • 4 REO (foreclosed-upon properties, or real-estate owned)
  • 3 SS
  • 10 NConst
  • 11 Conventional existing construction listings


69 have closed, or sold,  in the past 6 months

  • 13 of them REO
  • 19 of them SS
  • 16 NC
  • 21 Conventional resales
  • 30% of sales are conventional resales
  • 54% of sales were not distressed


39 have closed in the past 3 months

  • 5 of them REO
  • 6 of them SS
  • 10 NC
  • 15 Conventional resales
  • So, 38% of sales are conventional resales
  • and 64% are conventional sales


Looking even closer, in the past 6 weeks, there have been 16 closings

  • 3 of them REO
  • 2 of them SS
  • 2 NC
  • 9 conventional resales
  • So, 56% of sales were conventional resales
  • and 69% are conventional sales

So in a nutshell, the distressed inventory is dwindling and the conventional sales and new construction sales are leading the market - helping appraisers to base values on non-distressed properties and helping out the home seller. 

I recently listed a cute little three bedroom home just over 1300 square feet for $142,500.  The seller had four offers in 48 hours....2 written, and 2 verbal.
