I'm having an open house this weekend for my client and I invited the neighbors! I also invited all the competing brokers in the neighborhood to hold their own open house!
Why, you may ask?
Traffic.
I believe increased traffic is in the best interests of my client and here's why.
It' a ripple effect like tossing a pebble into a pond. The bigger the rock, the larger the circle of ripples.
People know people.
One of your client's neighbors just may know someone that knows someone who is looking for a house.
The more Broker signs sitting out at the opening of a neighborhood saying "Open House Today" may stir interest to "check out the neighborhood."
Each broker represented comes with their own sphere of influence and advertising, reaching that many more people.

Here's what I did:
2-3 weeks ago I contacted all of the agents with listings in The Foothills Clusters in Tucson, AZ asking if they had interest in sharing an open house "event".
After a few emails, together we came up with a desire to advertise a drawing, as well as refreshments and maps provided at each home.
I contacted my favorite Title and Escrow Company and ordered labels for the subdivision, and sent out a letter of invitation to all the neighbors.
I advertised the "event" according to my marketing business plan, including social networking.
I'm meeting the participating agents after the open to combine the drawing results and pick a winner, increasing my known agent data base in my participating community.
Do you invite the neighbors and competing brokers to your open houses? Are you getting maximum exposure for your sellers? Are you making a statement to the neighborhood in how you market homes, possibly generating new leads as a listing agent in your area of expertise?
As a listing agent in my communities of Tucson, Oro Valley, Marana, and Vail - I believe in maximum exposure for my clients. So, yes, I invited the neighbors and the competing brokers this weekend for the Open House Event in The Foothills Clusters in Tucson, AZ. What's your plan?
