MLS Photos and Buying a Home in Tucson Arizona

I've been working with some out of state buyers this past month, and trying to make heads or tails of why some homes they "Favorite" and others that are very similar, they pass by.  A thought hit me this morning and I thought I'd share it with you.

When I am working with investor flips, etc. I generally take my own photos and try to follow the advice and photo direction of professionals.  Of course, I don't have the rapid-speed camera or pixels (or whatever!) to get those high-resolution shots, but, I try.

Here's what I'll take on my own:

Here's what I try NOT to take:

Bad photos on MLS

(I guess the photo DOES make a strong endorsement for a particular brand of beer, however!)

 

Back to my story line...then there's the times I've taken my own photos for other listings.

After viewing my incoming buyer's choices for many days, I believe she is most drawn to the professional photographs on MLS.  Of all of her saved properties, every single one of them have photos enhanced with professional clarity and color.

I could be wrong, but look over your own MLS listings.  Do they pop?  Does a picture say a thousand words? I've found a local photographer that does a great deal of work for a relatively low amount of $$$.  Do your marketing and advertising $$$ need to be re-evaluated?
