Market Snapshop for Marana's Gladden Farms & Rancho Marana
As we approach the end of 2015, it's time for a fourth-quarter view of Gladden Farms and Rancho Marana, great master-planned communities just 5 minutes west of 1-10 off Tangerine Farms Road.
Homes are all built from 2005 on, and feature frame stucco homes with tile roofs. Pool lots are available, as well as properties backing common areas and views.
Currently, there are 30 active listings featuring homes for sale, ranging from 1265 square feet on up to 4045.
Twenty two homes are under contract, and 26 have sold since September 1.
It's an area of town that hasn't quite seen a strong recovery in terms of pricing since the recession. Homes still average under $100 a square foot, whereas in many nearby communities that are older pull in a higher value.
Just ten minutes from Twin Peaks and Cortaro Farms area - a bustling center of retail Marana - Gladden Farms deserves a second look! A brand new elementary school is being completed in time for the 2016-2017 school year, the Splash Pad is complete, Marana Medical and Town Hall sits nearby.
Looking deeper into the sold listings, actual average price per square feet is $95.26. A couple of smaller homes brought in over $110.00 a square foot, and the lowest came in at $80.75. Quite a buyers' opportunity. Average sold price is $184,300. Average of those for sale are currently just over $204,000. You can buy a home for sale in Gladden Farms for as little as $145,000.
From the seller's point of view, listings have taken an average of 69 days to sell. Only three homes have sold over $250,000. Distressed homes are not affecting market value, because only 4 in 26 were REO or Short sale.
