Where have all the buyers gone?!
Wow, just a few short months ago - homes were flying off the shelves and we were contacting homeowners in Red Rock trying to find homes for sale for our buyers. Market times were mostly under 30 days and small homes were snatched up with multiple offers.
Current day: As of mid September, homes are sitting on the market much longer, averaging 53 days on the market for active listings. Despite being a community with school, splash water park, relatively new builds and easy access to I-10, values hover around $76 a square foot or $165,000 average list price.
End of March-June stats showed us 17 closings, 11 of which were on the market 23 days or less. Looking at July through today, there have been 11 sales, 5 of which were 23 days or less.
Currently, only two resale are under contract, and both are short sales. What does that mean for today's buyer? Opportunity. Negotiation power. Home Purchase programs available such as Pathway to Purchase, USDA, and more.
