No, I'm not trying to convince you to buy or sell a horse ranch.
I'm not telling you that as a buyer, this 2020 season of low interest marks historically low levels.
I'm not telling you that immaculate, priced-right homes sell fast in our low-inventory Tucson, Marana, and Oro Valley markets.
This is actually a rant.
I've had a lovely client, who would like to relocate here to be closer to family and spend retirement years enjoying horses and the scenic wonders of metropolitan Tucson.
My client paid a visit last fall and we checked out every, and I mean every ranch on the market that fit the criteria, and a few that didn't.
Over the months, we've written some fair offers, and missed out on some even better ones.
Last week, a coming soon ranch popped up, and along with 2-3 dozen other folks, stood in line for an hour to view this idyllic ranch in the west foothills of Tucson.
I brought a written offer with me. We discussed a cap on an escalation clause and placed it 45K above list price. My client was putting a great deal of cash down with a pre-APPROVED loan.
We didn't get it.
Today I looked at 3+ acre horse ranches in a 20 mile radius from Downtown Tucson. To date in 2020, we currently have 47 active horse properties, 37 under contract, and 97 sold. So...we are selling more than we are listing.
Is that a good thing for buyers? Well it's a challenge I recommend you navigate with a real estate agent.
Is that a good thing for sellers? It IS...but if you are selling and looking for another simultaneously, it's better to look and find first THEN sell...in many instances.
