SWDesertHomes in Tucson, Marana, Oro Valley, Vail & More!: "I'm Just Not Feeling It"

"I'm Just Not Feeling It"

I've been working with an out of state buyer for a year - she's hoping to find a horse property, with facilities, as close to her family as possible.  I go to each property of interest and send copious small videos with narration, and then we talk when complete.  It works with her schedule.

Throughout the year her criteria has changed, and I get it.  Some times you don't realize what you need or what's important until you've looked under a few rocks, so to speak.

At first thought, you may think...working for a YEAR...but one must consider our Tucson Area inventory.

Tucson Marana Horse Ranch Property for Sale

Days on the market are less than a month, and niche properties, such as a horse ranch property, WITH actual facilities, can be tricky.

And then, there's the multiple offers.  My client and I have come in second for more offers than I care to mention.  We understand the importance of being first, personal letters seem to work, a clean offer with few concessions, escalation clauses, and all of that.  Believe me, we've tried it.  But when your client is financing half the transaction, CASH almost always wins out.

So, what's my point in blogging today?

Well, I mentioned that my client is out of state.  So that means her relatives often come to view a property with me.

The last property I sent her, her mother wasn't "feeling the property" after seeing the photos.  This was the first interesting and appealing ranch that had popped up in the last month.

PLEASE PLEASE PLEASE

As an experienced agent, my job is to guide a client through understanding certain aspects.  Not all photos are professional, or well taken. Not all MLS sheets are completely accurate.  Seeing a home online is not the same as in person:  Paint, carpet, and so much more can be changed.

As family members to those searching for Tucson Homes for Sale, or Tucson Horse Ranches and Properties for sale need to keep in mind...condition, care, location, pricing, updates....THOSE are things we need to convey to those we are representing.  NOT feelings, personal taste, or emotional woo woo.

I get that a new home purchase is emotional, but the emotions belong to the buyer, not the buyer's relatives.

Consternation

Too many cooks can spoil the stew...or however the saying goes.

Meanwhile, if you are thinking of listing your Tucson area horse property...I can help with that.  ;)

Oh my heavens,  I cringed when I read this ... not the working for a year part, not we came in second so many times, it was the not feeling it part.

The eye buys as Barbara Todaro says. Yet. If the photos are crappy and the rest of the property meets the criteria it is worth looking at!

Hi Cara - like Kathleen Daniels, Probate & Trust Specialist said, the cringe part is the "I'm not feeling it" from the relative, no less.

Not feeling it et?   Really?   Who's looking for a home, You?   Well no I don't want another home.  Well then.....is it really about your feelings?  Not really.

Then listen to the relatives agent - she knows what she's talking about!

Hello Cara---each of us has dealt with buyers who come up with all sorts of reasons why a property is not the right "fit".  Although,  it's no consolation, "sighs"  matter.

Hi Cara- it's hard when those around the seller enter into the decision making process.

Cara, it sounds like we have the same client, although mine does live in town, but the criteria continues to vary.   Good luck with this client, and hope one day one will GRAB them!
